Booking Terms and Conditions

The Booking Form must be returned to us completed, signed and accompanied by a non-refundable deposit of $150 per week. The person making the reservation warrants that he/she has the authority of all persons included in the holiday party to act on their behalf, and further confirms that he/she does so having read and accepted the Booking Terms and Conditions.

Ten weeks prior to the holiday date we will send you an invoice which must be paid, by the latest, four weeks prior to the holiday date. Failure to pay by this deadline may result in your holiday booking being cancelled and loss of deposit.

The final invoice will include a security deposit of $300. This security deposit will be refunded thirty days after departure less any charges for damage or extra cleaning etc.

Cancellation by you

If you have to cancel your booking, or part of it once it has been confirmed, written notification must be sent to us by recorded delivery. Charges will be applied from the date the letter is received according to the scale shown below. These charges are applied as a percentage of the holiday cost.

Alteration to booking

We reserve the right to cancel/alter/amend the booking arrangements you have selected due to any circumstances beyond our control. Although it is unlikely, we reserve the right in these circumstances to offer alternative accommodation of a similar standard without variation to the agreed price. In this event we will notify you in writing as soon as is reasonably possible. You will then have the right to either accept the alternative accommodation or claim a full and immediate refund of all monies paid.


We cannot and do not accept liability for any death, personal injury, sickness, accident, loss (including luggage, personal effects, motor vehicles etc), delay, increased expenses or any other misadventure incurred or suffered by clients, however caused, as a result of any act or default of a company, firm or person concerned with the provision of your travel arrangements, or during your stay at the home.

Change to facilities

We cannot be held responsible for changes to the described facilities which may occur from time to time due to circumstances beyond our control.

Force Majeure

We cannot and do not accept responsibility for any cancellation, alteration or amendment to your booking brought about by war, riot, civil strife, industrial dispute, terrorist activity, natural and nuclear disaster, fire, adverse weather conditions, technical problems, closure or congestion of airports, cancellations or changes of schedules by airlines and similar events beyond our control.


The maximum number of occupants must not exceed eight persons (not including infants up to two years of age). No sub-letting is allowed. Entry to the house on the first day of the let is after 3pm. On the last day please vacate by 10am.

If you smoke we ask that you restrict this to the outside deck and refrain from smoking in the house.

During your stay, whenever you leave the property, you are responsible for ensuring its security by closing the windows and locking all doors.
